What Shapes Bangalore Property Prices
Bengaluru's housing market is closely tied to employment, infrastructure, supply, and location quality. Knight Frank recorded 27,968 home sales in H1 2026, up 5% year on year, while average residential prices rose 9% to ₹9,354 per sq ft. The citywide figures show healthy demand, but outcomes still vary by corridor, project stage, connectivity, and available inventory.
Employment remains an important demand driver, particularly around established technology and office corridors. Bengaluru also continues to see strong GCC-led office demand, which can influence residential interest around major employment clusters.
For more context on this employment trend, see GCC in India and What It Means for Home Buyers.
Four Forces Behind Local Property Rates
Property rates in Bangalore do not move as one citywide number. A home in Whitefield can follow a different cycle from one in Rajajinagar or Devanahalli. When comparing a locality, look at nearby employment, operational and planned connectivity, new supply, and property documentation together. These factors help explain why projects with similar homes can carry very different prices.
Employment Clusters
Proximity to established office districts can support housing demand where daily access remains practical. Whitefield, Outer Ring Road, Manyata Tech Park, Electronic City, and the airport corridor serve different employment bases, so each area should be assessed alongside supply, pricing, and commute conditions.Metro and Road Access
Operational connectivity deserves more weight than a distant proposal. The Purple Line already reaches Whitefield, while the Yellow Line connects RV Road and Bommasandra through Electronic City. Planned infrastructure may improve future access, but buyers should judge what works today before paying a premium for what may come later.Housing Supply
Bengaluru recorded 34,749 residential launches in H1 2026, up 4% year on year, while unsold inventory reached 74,299 units. More supply can improve buyer choice, but its effect varies by micro-market, price band, project quality, and the pace at which homes are being absorbed.Project Readiness
Review the property's RERA details, approved plans, possession status, title documentation, and occupancy or completion records where applicable. A project should be judged on what can be verified, not only on its amenities, quoted price, or future infrastructure.
Where Different Buyer Needs Point
Bengaluru's residential demand is spread across several corridors. In H1 2026, South accounted for 34% of sales, North 31%, East 29%, and West 6%. The right area still depends on commute, budget, schools, property type, and how much future infrastructure risk you are willing to take. Use these factors to narrow the city before comparing individual projects.

Whitefield and Old Madras Road
Whitefield can suit buyers who want access to established technology and office districts. The Purple Line adds another travel option, but buyers should still compare last-mile access, peak-hour road conditions, project density, and pricing within individual neighbourhoods rather than treating Whitefield as one uniform market.Sarjapur and Outer Ring Road
The Sarjapur–ORR belt can work for buyers employed around Bellandur, Marathahalli, and nearby technology corridors. Compare road access, water arrangements, school proximity, project density, and the actual commute from each site, as conditions vary considerably across the corridor.Hebbal to Devanahalli
North Bengaluru recorded the strongest annual residential growth among the city's major corridors in H1 2026, with sales up 11% and launches up 10%. Hebbal, Thanisandra, Yelahanka, and Devanahalli still serve different budgets and lifestyles, so airport proximity alone should not decide the shortlist. For a closer look at one of the major road projects affecting parts of this corridor, see Peripheral Ring Road Bangalore and What It Means for Buyers.Electronic City and Hosur Road
The Yellow Line connects RV Road with Bommasandra through Electronic City, adding a public-transport option across this southern employment corridor. Buyers should still check station distance, road commute, project stage, and total purchase cost instead of assuming every nearby property receives the same benefit.

Infrastructure Buyers Should Track
Infrastructure can improve access, but buyers should separate what works now from what is still being built. The Yellow Line serves RV Road to Bommasandra. The airport-linked Blue Line remains under construction, with full completion targeted for March 2028. Package 1 of the Bengaluru Business Corridor was awarded in June 2026. Treat future access as potential upside, not the only reason to buy.
The Blue Line is expected to open in phases, with full operation currently targeted for March 2028. Buyers considering properties along the corridor should therefore assess existing access alongside the potential benefit of future metro connectivity.
The Bengaluru Business Corridor, previously known as the Peripheral Ring Road, has also moved into its first execution stage. A Letter of Acceptance for Package 1, covering the Madavara–Ballari Road stretch, was issued in June 2026. The wider corridor remains a multi-stage project.
Four Checks Before You Shortlist
Before shortlisting a Bengaluru property, test the daily commute, compare usable area and total cost, verify project approvals, and check how much new supply is entering the same micro-market.
Test the Commute
Visit during peak hours and check the route you will actually use on workdays.
Compare Usable Area
Compare carpet area and total cost instead of relying only on quoted price.
Verify Approvals
Check RERA details, approvals, and possession status before paying a token.
Review Local Supply
Compare new launches and unsold stock to understand buyer choice and pressure.
Ready Home, New Build, or Plot?
The property format matters as much as the location. A ready home gives visibility on the finished unit and neighbourhood, while an under-construction project adds delivery timing and construction-stage risk. A plotted development offers control over when and what to build, but requires closer checks on land use, layout approvals, access, utilities, and development timelines.

Choose the Locality Before the Building

Start with the life you expect to lead in the property: commute, budget, schools, holding period, and preferred asset type. Then assess projects only within the locations that genuinely fit those needs.
Once a property reaches your final shortlist, compare the total acquisition cost rather than looking only at the quoted property price. Our Stamp Duty in Karnataka and Your Registration Costs guide explains the registration-side costs buyers should plan for.

Frequently Asked Questions
Clear answers to common buyer and investor questions about Bengaluru property demand, prices, locations, infrastructure, and buying decisions.
Employment is an important driver, particularly around technology, office, and GCC clusters. Demand also depends on infrastructure, housing supply, affordability, project quality, and the maturity of each micro-market. Bengaluru recorded 27,968 residential sales in H1 2026, up 5% year on year.
It can suit some long-term buyers and investors, but returns are not uniform across the city. Bengaluru's average residential price rose 9% year on year in H1 2026, while unsold inventory also increased. Compare the specific locality, project, entry price, holding period, and future usability instead of relying only on the citywide trend.
No one can reliably predict citywide prices. Supply, inventory, affordability, sales activity, and infrastructure differ across micro-markets. Buyers should assess the individual locality and project rather than assume the whole Bengaluru market will move in the same direction.
Bengaluru offers properties across different price bands and corridors, but affordability needs careful planning. Homes priced between ₹1 crore and ₹2 crore accounted for about 46% of residential sales in H1 2026. First-time buyers should still focus on total purchase cost, EMI comfort, commute, and project stage.
NRIs and OCIs can generally purchase residential and commercial property in India subject to applicable FEMA rules. Buyers should confirm current ownership, banking, tax, documentation, and transaction requirements with the relevant qualified professionals before completing a purchase.
North Bengaluru recorded the strongest annual growth among the city's major residential corridors in H1 2026, with sales rising 11% and launches 10%. South Bengaluru still held the largest share of city sales at 34%, so growth rate and total market size should be considered separately.
